You have 14 days or until your next guest checks in, whichever comes first. But honestly, submit within 72 hours.

What happens is evidence gets stale. Your memory fades. Airbnb support responds way better to claims filed quickly. Waiting a week looks suspicious even when it should not.

The moment you discover damage, start documenting. Do not clean up. Do not fix anything yet. Document first.

How to Document Properly

Your claim lives or dies on evidence. Treat this like building a legal case. Because kind of, you are.

Photos and Videos

Take wide shots for context and close-ups for detail. Video is even better. Walk through narrating what you are seeing.

Get the damage from multiple angles. Get the surrounding area showing it is your property. Get serial numbers or marks on damaged items. Get any mess left behind. Get timestamps, your phone camera records these automatically.

Write It Down

While everything is fresh, document exactly what happened. When did the guest check in? Check out? When did you find this? What specifically is broken, stained, missing?

Before involving Airbnb, try resolving directly through the Resolution Center.

Go to the reservation, click Request Money, itemize every damaged thing with dollar amounts. Attach photos. Be professional and factual.

Many guests actually pay. The guest is embarrassed and wants to make things right. Give the guest 24-48 hours to respond.

I have had maybe 40% of damage situations resolve this way without Airbnb involvement.

Step 2 Bring in Airbnb

Guest refuses? Ignores you? Offers insultingly low amount? Time to escalate.

Be thorough. What agents do is process tons of claims daily. Make yours impossible to deny.

Step 3 Respond Fast to Follow-ups

What Airbnb may do is ask for more documentation. Respond within 24 hours. Slow responses delay decisions and sometimes trigger automatic denials.

Keep all receipts and quotes in one folder so you may attach immediately.

Walk through after cleaning. Snap photos of high-risk areas. Couches, walls, carpets, appliances, mirrors.

What rules do is create accountability. List prohibited stuff explicitly. No smoking, no parties, no unauthorized pets, guest limits.

Verified ID. Positive reviews. Clear communication. Guests who answer questions about their trip give you signals about who they are.

Trust your gut. That booking that feels off probably is.

Get Additional Insurance

AirCover is not comprehensive. Many professional hosts carry separate short-term rental policies. They cover situations Airbnb will not. The claims process is usually faster and less adversarial.

Can I just charge the guest’s card directly

What if damage happened between guests and I do not know who did it
